Design, execution, furniture and contingencies: how to build a realistic budget.
The most common issue in interior projects is the gap between the first number discussed and the last number spent. It usually happens because the budget is limited to the "construction" line. A realistic budget has at least five components.
1. Design fee
In residential projects the design fee is generally 6–8% of the execution cost. It covers concept, technical package, 3D renders and quantities. For those who only want the design package, there are options at ₺800–1,500 per m².
2. Execution cost
At 2026 Istanbul prices, economy level is roughly ₺14,000/m², standard ₺22,000/m² and premium ₺36,000/m². These cover flooring, ceilings, paint, electrical and lighting infrastructure, joinery and basic plumbing.
3. Kitchen, bathrooms and bespoke furniture
These items are usually priced outside the per-m² rate. A made-to-measure kitchen costs ₺140,000–420,000, wardrobes ₺18,000–32,000 per linear metre.
4. Furnishing and styling
Sofas, beds, rugs, curtains and accessories make up 10–20% of the total. Leaving this to the end creates false expectations, so open a separate budget line from the start.
5. Contingency
In older buildings set aside 8–12% for plumbing and damp issues found behind walls. In new buildings 5% is enough.
Practical tips
- Avoid firms that promise a price before quantities are taken off.
- Compare quotes line by line and get in writing which brand and level "materials included" covers.
- Manage changes with approval forms, not verbally.
- Tie payments to progress; 30% advance plus monthly certificates is a healthy structure.

Worked example: 120 m² standard-level apartment
Execution ₺2,640,000, bespoke kitchen ₺198,000, built-ins and furniture ₺264,000, design fee about ₺185,000 and an 8% contingency bring the total to about ₺3.5 million. For furnishing and styling you should reserve a further ₺350,000–700,000.
Three rules to stay on budget
- Do not delay decisions: every week lost on material selection increases site costs.
- Avoid layout changes once works have started; moving walls and changing plumbing are the most expensive interventions.
- Review spent and remaining budget together at each monthly certificate meeting.
